The Community

Commodore's Club is a planned community of 267 homesites located on Anastasia Island, one mile from the beach, in St. John's County, Florida. Each home owner is a member of the Commodore's Club Homeowners' Association, Inc. (CCHOA), a Florida Non-Profit Corporation. The association provides for maintenance, preservation and architectural control of the lots and common property. Currently there is a quarterly assessment of $108 for each homeowner to provide for the expenses of the association.

The common property includes a 30' x 50' swimming pool, pavilion with summer kitchen and rest rooms, tennis court, playground, basketball court, a 3.9 acre open recreational area, six lakes with fountains, wood privacy fencing along a portion of it's boundary, and eight asphalt paved roads.

Commodore's Club has enjoyed increasing home values over the years since it's incorporation in 1991. According to a St. Johns County Affordable Housing Study in June of 2002, the average price of a home in Commodore's Club in the year 2000 was $151,563. Grey Webb, a local real estate agent prepares a Commodore's Club Real Estate Report each year with data from the local Multiple Listing Service. His report shows the average sale price of a home in Commodore's Club as $310,341 in 2005. That is an increase of nearly 105% in five years.

Grey's mid-year report for 2006 shows an average sale price of $349,000 and the range being $329,000 to $384,900. The trend is towards "a slight decrease in prices as the year progressed."
